5 tools that I use to run my airbnb business 2024 (Host Tips)

There are 5 tools that I use for my Airbnb in regular basic to manage Eight properties. Every single one of them, if you have a problem, you can pick up a phone and call. Or chat message service. So they don’t leave you hanging like Facebook business.

Hostaway
They have automatic messages sent out to the guest, capture email lists, direct bookings, multiple booking platforms, write reviews for you, and more. Let me go through one by one:
I can set up automatic messages to be sent to the guest within the time frame.
Let’s say my guest checked in at 4 pm; I set up my check-in instructions the day before, checked up the message the next day, and checked out the message at 7 am when they were about to check out.

Airbnb doesn’t give you your guest’s email, so you have to ask the guest for it. Before they check in, you can send a message automatically. We want to give you 5-stars experience, so we want to prepare what is your name, email address, time you are arriving, whether you are driving or flying, and what is your flight number. This way, you don’t bluntly ask the guest to give me your email. You still need to know their arrival so you can prepare more.

Multiple booking platform
Let’s say you have Airbnb and VRBO if the guest is booking your VRBO account. Then, it automatically blocks your Airbnb calendar. You can venture out like booking.com and expedia they have it.

Direct booking
You can set up a % discount for your own booking platform, and when the guest booking your place, it automatically blocks the calendar, airbnb, and VRBO.

You can customize the website for you, and they provide a free domain for you as well. Since it is your own, you will have to set up a check in check up check out email message to the guest. Now, everything goes through their email, including the agreement.

Write a review for the guest.
You can set up automation for writing a guest review. You can put 4 – 5 reviews so your review won’t be the same for every guest. If the guest is an asshole, you can pause the review with no problem. Just remember to pause if you set up 1 or 2 days after checkout.

Calendar
You can invite your cleaner to this platform and set up the new user. They can track the calendar to know which date they will clean.

To join Hostaway, I believe you need a minimum of 3 houses and a price range of $40 – $50 per house.

Turno
Turno is a marketplace where you connect cleaners and hosts. You post the job, like how many sqft your house is, and what the budget is. The cleaner will bid, and you can negotiate the price with them.

They do offer a checklist and photo criteria. When the cleaner is finished, they will take photos and send them to the app. Also, it is connected to your Airbnb calendar, so your cleaner knows which date to clean. The app takes 8% fees from you whenever your cleaner finishes the job.

Operto
I’m using Operto to do an automatic door code; when the guests check in, they have the code, and the code will be erased when they check out.
The cool part is this, it is tight with my automation message. As soon as a new booking is up, they will automatically generate a new door code and send it to my host away.

They also offer thermo stats, noise detectors, and lights that will automatically connect with your guest’s check-in and checkout. If the guest checks out, everything will shut off automatically.

The cost is $15 per machine.

Price Lab + Beyond Pricing
Beyond Pricing, they have an actual manager who is in the location, but if the manager is not in your location, the price will not be accurate, so I would go for Price Lab.
Price lab takes $20 per month, and beyond Pricing takes 1% of your booking.

Pentair Screen Logic
This is the app where you can control your pool, the light, the waterfall, and the sweep cleaning robot. Our pool cleaning service installs this to our pool panel, so now we can control it on the phone.
